STEP 1:  Call and set up a telephonic appointment:

 We  will schedule a telephone appointment for later that day or another day,
   depending on your schedule and mine.


STEP 2:  Gather the following information:
 Information about the "subject property"

Date purchased

Purchase price

Current value (if known)

Current loan information (for all loans)

Type of loan (FHA, VA, Conventional, other)

Lien information (tax liens, mechanics liens, etc)

Other information/facts that I should consider when analyzing your situation

STEP 3:  I will call you on the date/time scheduled for our telephone appointment.
 This call will take 15 to 30 minutes, depending upon your facts.


STEP 4:  I will analyze your facts under the current laws.  
 This process will take 1 to 3 days.


STEP 5:  I will provide you with a written opinion letter.
 Your opinion letter will be 10 to 25 pages in length, depending on your
 facts.  I will let you know:

What happens if you "walk away" from the subject property

What happens if you do a "short sale" or deed-in-lieu of foreclosure

The impact upon your credit (and/or your spouse and/or co-owners) of a foreclosure, short sale or deed-in-lieu.

Analysis of whether the lender can pursue you for a "deficiency judgment"

Analysis of whether FHA or VA can pursue you for a "deficiency judgment"

Your ability to get another FHA, VA or conventional loan

Whether you must pay federal or state taxes on the amount of "debt forgiveness" you receive as a result of a foreclosure, short sale or deed-in-lieu

Other options available to you that may completely avoid all adverse consequences or, alternatively, options that will minimize the adverse consequences.
